p2d quick start — your first listing copy in 10 minutes

By the end of this page you'll have five publish-ready pieces of copy for a real listing — checked line-by-line against your photos and the MLS record.

Before you start

  • Have your listing photos on the device you're using. Your 12–15 strongest shots are ideal — you don't need all 74 from the shoot. (Duplicates and near-duplicates are detected and handled automatically.)
  • Have the MLS number handy if the listing has one. Not required, but it saves typing.

1 · Create your account

Go to p2dapp.sum28.com and tap Get started — email and password, done. Take a moment on the landing page first: every scene you see is paired with copy the model wrote. That's the bar your listing is about to meet.

2 · Start the listing

Tap New listing, paste the MLS number, and run the lookup. Beds, baths, square footage, year built — even past sale history — fill in from the record. You didn't type a thing, and structural facts now come from the MLS, never from a guess.

No MLS number, or something looks off? Every field is editable by hand. What's in these fields is the factual ground truth the copy will be held to — worth ten seconds of review.

3 · Name the pedigree

At this price point, provenance sells. Open Designer, architect & special details and start typing — the field suggests real names drawn from years of actual $5M+ sales in the region, and protects famous spellings while it's at it. A misspelled architect is the one error this market never forgives; p2d treats names as precision cargo.

4 · Read the photos

Drag your photos in and tap Read the photos. For a dozen photos this takes half a minute or so — p2d is extracting what's visible: materials, spaces, light, condition.

5 · Confirm what we found

This screen is p2d's soul. Every feature it detected is listed with the photos it came from — hover a feature and its source photos light up. Nothing here was guessed; it's all pixels.

Drop anything you don't want claimed. What survives this screen is the complete universe of things the copy is allowed to say. You stay in control — and everything downstream inherits that control.

6 · Write the copy

7 · Read the receipt

It shows that every line was fact-checked against your photos and the record, that anything unsupported was quietly softened rather than published, and that all five formats passed the Fair Housing screen. This is the part you can't get from a generic AI tool — copy you can publish without holding your breath.

8 · Make it yours
